The Shops at Avalon Bridge

7.52 acres, Commercial-Office, Retail and Service Commercial
The plan involved constructing an inter-parcel access drive that reduced the total number of driveway cuts needed to access all tracts, thus reducing traffic congestion. Infrastructure was installed for the total site which included water service, two on-site storm-water management facilities, sanitary sewer and storm-water sewer systems. Each site was pre-graded (padded) and sanitary and storm sewer services were stubbed out to each parcel so that each parcel was ready to build.

Brigestone Childcare Center

1.93 acres, General Business — Daycare Center
A 10,931 s.f. childcare center with capacity for 225 children, a 27,000 s.f. fenced playground, and associated parking. A zoning overlay district required that the building could not be located more than 50 feet from the street right-of-way. For this reason most of the parking had to be located to the side of the building as opposed to the traditional in front of building parking. This worked out well on this site and resulted in the looped driveway in front of the building that allowed children to be dropped off under the drive-thru canopy. Storm-water detention was provided in an off-site facility, however; water-quality requirements had to be managed on-site.

Charleston Row Town Homes

15.52 acres, 112 Unit Town Home
wo story town homes with 2 car garages, some units have basements. All units have frontage on a dedicated road that will be maintained by the County. Some obstacles that had to be worked around included creek buffers and approximately 1 acre of flood plain. The design included widening a portion of Meadow Church Road to provide a deceleration lane and a left turn lane into the project. Site amenities consists of 1.54 acres of common open space and a 0.94 acre passive recreational area. Storm-water management for this site was provided in a single facility located adjacent to the flood plain.

Hampton Lakes Subdivision

56.17 acres,124 lot Single-Family Detached Residential Subdivision
One of the challenges of this site was to plan around 8 plus acres of transmission line easement and flood plain. The plan was successful in hiding the large steel towers that supported the high voltage power lines. The undeveloped site had an existing drained lake. The developer chose to renovate the dam and restore the lake and construct another lake just upstream. These lakes made a great addition to the amenity package which included a 3.06 acre recreation area with swimming pool and two tennis courts and 7.6 acres of open space.

Haverford Place

54.41 acres, 98 lot Single-Family Detached Residential Subdivision
This site was split in two by a 8.5 acre easement with high voltage overhead power lines. Unfortunately zoning conditions required that the only access to the site be located adjacent to the transmission line easement in order to align with an existing road intersection across the street. This did not allow for the most attractive entry feature. However; once you get interior to the development, you would hardly know the power lines
were there.

Meadow Grove

30.31 acres, 108 lot Single-Family Detached Residential Subdivision
This is a high density detached single family residential development that was previously a pecan orchard. About an acre and half of the orchard still exists in a bottom area that was used for storm-water management. This project also required the design and installation of a sanitary sewer pump station.

The Oaks at Charleston Commons

62.75 acres, 140 lot Single family detached residential subdivision
By today's standard these are relatively large lots (80' wide by 132' deep). The 140 lot development includes 11.93 acres of open space and 3.76 acres of passive recreation area. The development of this site required design and construction of a 3,200 l.f. outfall sewer to bring sanitary sewer to the site.

Ozora Road Childcare Center

1.86 acres Office-Professional with Special Use Permit for Daycare
This site was a out-parcel in a larger development. A special use permit allowed for a daycare facility. The site consists of a 10,716 s.f. Daycare Facility, a 19,000 s.f. fenced playground and parking for 31 vehicles.

39.88 acres, 107 lot Single family detached residential subdivision

This is one of many subdivisions that Krieger Engineers has designed utilizing the county's "Conservation Subdivision Overlay" (CSO) ordinance. The development is a mix of lot widths ranging from 50 foot to 60 foot wide. Almost 18 acres of gross conservation space was set aside. An amenity area includes a pool and cabana and two lighted tennis courts. A landscaped earth berm constructed along the 2,582 foot frontage adjacent to interstate highway 85 proved to be effective as a visual screen and sound buffer.
